Mixed-use development is a deeper rabbit hole than I expected before coffee

I had a disappointing first try, a surprisingly good second try, and then a third attempt that taught me humility. So, naturally, I now have opinions.

The detail that surprised me was how much a trailhead changed the outcome. Same plan, different setting, completely different energy.

Amazing how much difference one small change can make. This is more useful on a tired winter than on a perfect day.

Glad you shared it; small wins count. I noticed the same thing in Dublin.
